Grand Properties at (941) 697-9722 handles our yearly dues payments. You can pay your fees online on our Online Payments tab, or if you would rather pay over the phone, please contact Grand Properties at (941) 697-9722 ext. 119 for the Bookkeeper.  You can also drop off your payment or mail it in to Waterview Property Owners Association at 3754 Cape Haze Drive, Rotonda West, FL 33947.


Waterview is a Deed Restricted community with a Mandatory Property Owners Association.  Waterview has mandatory yearly dues that are due each January.  Waterview owners must comply with all Waterview Covenants and Restrictions that can be found on under the Documents section. All plans for construction must be approved in advance by the Waterview Property Owners Association (ARC). The Waterview Residential Home, Detached Garage and/or Remodel ARC Application can be found on this web site under Forms & Documents.   This form can be used for new residential homes, detached garages, remodels, fences, parking pads & driveways, color changes to roof or home, etc.


To submit a Waterview ARC request, please fill out the 'Waterview Residential Home, Detached Garage and/or Remodel ARC Application' from our website under forms & documents and include all relevant details, plans and fees per the ECC (ARC) Guidelines. 

The ARC will review your request and respond in a timely manner.  

This form can be used for new residential homes, detached garages, remodels, fences, parking pads & driveways, color changes to roof or home, etc.


Since the Greenbelt is owned by the Waterview POA, all Property Owners must submit a “Request for Use Waterview Greenbelt Form”.  In addition, a DEP Verification is required to determine if the greenbelt is Uplands or Wetlands behind your lot.  Depending on the nature of the changes, permits may be required from Florida Department of Environmental Protection (FDEP), Army Corp of Engineers, and/or Charlotte County. FL DEP Mangrove Information

  1. Complete the 'Request To Use Waterview Greenbelt'.  Pay the $100 fee online, and submit it to the Environmental Control Committee (ECC) at ECCWaterview@gmail.com with a copy of your site plan modified to show the work and Lanscaping you are requesting to make to the Waterview Greenbelt.  
  2. The ECC will review your request form and site plan, and provide a preliminary decision. You need to determine if the land is Wetlands or Uplands.  You can determine this by submitting a 'Request for Verification of an Exemption from the FL DEP' (step 3).  Your request must be consistent with the results of the FL DEP findings. (Complete directions on this process are found on the Owner & Greenbelt Information tab)
  3. Obtain the FL DEP Verification report to determine if the Greenbelt property is a wetland or upland.
  4. Once the Request for Verification of an Exemption from the FL DEP is completed, submit it to ECCWaterview@gmail.com for review.   
  5. If approved, a Non-Exclusive License agreement with the Waterview POA will be created for you.
  6. Have the Non-Exclusive License agreement notarized and return the original notarized document to the Waterview POA along with the $350 license fee which can be paid online.  You will then be sent the finalized License Agreement.
  7. Once the finalized Non-Exclusive License agreement is complete, obtain the required permits from Charlotte County, Army Corps of Engineers, Florida DEP, etc. (depending on what is required).
     

NOTE:  Depending on the permit required, you may need to obtain a consent form completed by the Waterview POA.  This form will provide you as the property owner, Waterview POA’s authorization to request a permit for modifications to the Waterview Property.  This form is located at: https://acrobat.adobe.com/link/track?uri=urn:aaid:scds:US:9ae65abe-00c4-362c-a64d-6ad3ee85aeec 


You need to submit a Request for Verification of an Exemption from the FL DEP to determine whether the greenbelt area behind your property contains Uplands, Wetlands or other surface waters.   (Complete directions on this process are found on the Owner & Greenbelt Information tab) 



Unauthorized filling or dredging of wetlands or other surface waters is a violation of Florida law. The FL DEP may require complete restoration of the un-permitted activity and can assess monetary fines of up to $10,000 daily, per violation. The DEP also can take enforcement action against a contractor or agent responsible for a violation. Other local, state and federal agencies also may assess penalties or fines for un-permitted activities. All Federal, State and Local violations/fines will be the responsibility of the lot owner.

You can contact Grand Properties at (941) 697-9722.  They can assist you with obtaining your Estoppel letter prior to buying any property within Waterview POA.


Please send an email to the Waterview Board at waterviewpres@gmail.com.  Please let us know that you would like to place your name for nomination as a candidate for review by the Board. Let us know what Committee you are interested in and include a one-sided information sheet, or information in the body of the email, which may include a description of your background, education, qualifications, and any other factors deemed relevant.  


Waterview POA is a mandatory association with yearly dues.  

Membership to SGC HOA is optional. You can find more information on their web site www.southgulfcovefl.org.
